Use your equity, keep your mortgage
A HELOC lets you borrow against the value you have built in your home, without replacing the mortgage you already have. We look at your numbers with you and tell you honestly if it fits.

Three reasons owners choose a HELOC
Keep your first mortgage
Your current loan and its rate stay exactly as they are. The line of credit sits on top.
Borrow only what you use
Draw money when you need it, and pay interest only on what you have drawn.
One line, many uses
Repairs, a renovation, paying off higher interest debt or a large expense, from the same line.

Questions people ask
What is a HELOC?
A line of credit secured by your home. You draw from it as you need, up to a limit set by your home’s value and what you still owe.
HELOC or cash out refinance?
A cash out refinance replaces your whole mortgage with a new, larger one. A HELOC leaves your mortgage alone and adds a separate line. If your current rate is low, a HELOC often makes more sense. We compare both with you.
How much can I access?
It depends on your home’s value, what you owe and your credit. Lenders limit the combined amount of your mortgage and the line, and we tell you where you stand on the call.
Is the rate fixed?
HELOCs usually have a variable rate, and some let you fix part of the balance. Laurie explains the options for your situation.
